Overview

The Inspector General of Registration, Assam supervises document registration through registration offices. Land records (Jamabandi and Record of Rights) are on Dharitree, part of the ILRMS run by the Revenue and Disaster Management Department.

Authority: Inspector General of Registration, Government of Assam
Records: Dharitree (ILRMS, Revenue and Disaster Management Department)

Registration process

  1. Search the seller's Jamabandi on Dharitree by district, circle and village.
  2. Check the Patta and Dag details against the sale deed.
  3. Confirm the land type and any restrictions with the circle office.
  4. Pay stamp duty and registration fees and register the deed at the registration office.
  5. Apply for mutation at the circle office or through the state service portal.
  6. Get a certified Jamabandi copy from the RTPS portal when you need one.

Stamp duty and fees

The IGR Assam site lists registration fee tables and stamp duty information; check them for the current amounts. Rules, fees and timelines change. Verify current requirements with your sub-registrar or a qualified property lawyer.

Common risks

  • Some records are not yet online on Dharitree, so the circle office must confirm them.
  • Some land classes carry legal limits on transfer, so confirm the land type with the circle office.
  • Patta holdings can have many co-pattadars who all must sign.
