Chandigarh, online Jamabandi and the NGDRS deed route

Isometric illustration for chandigarh: a registration office with homes beside modernist concrete buildings, tree-lined avenues and a calm lake

Overview

The Revenue Department of the Chandigarh (UT) Administration registers deeds through its sub-registrar offices. Its Online Jamabandi site gives Nakal, mutation copies, registered deeds and BhuNaksha.

Authority: Revenue Department, Chandigarh (UT) Administration (Sub-Registrar offices)
Records: Online Jamabandi, Revenue Department Chandigarh (UT) and BhuNaksha Chandigarh

Registration process

  1. Check the seller's record using Jamabandi and Online Nakal on the Chandigarh Revenue Department site.
  2. Check the mutation copy for the property on the same site.
  3. Read the checklist, Collector Rates and stamp duty and registration fee sheets on the site.
  4. Book a deed registration appointment through the NGDRS online portal.
  5. Pay the e-registration payment online and attend the appointment.
  6. Check that the deed appears under View Registered Deeds after registration.

Stamp duty and fees

The Revenue Department publishes Collector Rates and a stamp duty and registration fee sheet; check the current sheets before you pay. Rules, fees and timelines change. Verify current requirements with your sub-registrar or a qualified property lawyer.

Common risks

  • Check whether the property is leasehold or freehold, and its transfer conditions, before you pay.
  • Seller's name may not match the Jamabandi or mutation record.
  • Unapproved construction or changes to the building plan can block transfer.
  • Unregistered agreements to sell give no clear title to the buyer.
