Ranchi, Jharbhoomi and the sub-registrar route

Overview

Documents in Jharkhand are registered at sub-registrar offices of the state registration department. Land records, Register II, Khatiyan and mutation are on the Jharbhoomi portal of the Revenue department.

Authority: Department of Revenue, Registration and Land Reforms, Jharkhand (sub-registrar offices)
Records: Jharbhoomi (Khatiyan, Register II, Bhu-Naksha, Jharbhulagan)

Registration process

  1. Check the seller's Khatiyan and Register II on Jharbhoomi.
  2. Check the plot on the Jharbhoomi Bhu-Naksha map.
  3. Check that the land type allows sale and transfer.
  4. Pay stamp duty and registration fees and register the sale deed at the sub-registrar office.
  5. Apply for mutation (Dakhil Kharij) on Jharbhoomi after registration.
  6. Pay land rent (lagan) in your name on Jharbhulagan and keep the receipt.

Stamp duty and fees

Stamp duty and registration fees are set by the state; confirm the current amount at the sub-registrar office. Rules, fees and timelines change. Verify current requirements with your sub-registrar or a qualified property lawyer.

Common risks

  • Some land classes carry legal limits on transfer, so confirm the land type with the circle office.
  • Register II may show a different owner than the sale deed.
  • Sale without mutation leaves rent receipts in the old owner's name.
  • Old Khatiyan records may not match current plot boundaries.
