Land Records in Tamil Nadu

Land records in Tamil Nadu are kept online by the Department of Survey and Settlement and the Revenue Department, and they can be viewed free. The main portal is eservices.tn.gov.in. It shows the Patta and Chitta, the A-Register and the FMB sketch for rural and natham land, and the TSLR extract and sketch for towns. It also verifies a chitta extract by reference number and shows whether a survey number is government (poramboke) or private land. Patta transfer applications go through the Tamil Nilam Citizen Portal (tamilnilam.tn.gov.in/citizen) for a Rs 60 fee. Village maps, block maps and correlation statements are on tnlandsurvey.tn.gov.in. Registered deeds and the Encumbrance Certificate are with the Registration Department on TNREGINET. Since 4 March 2026, an Integrated Land Record combines the record of rights, FMB and Chitta in one document. Viewing records needs a mobile OTP.

Definition

Land records: The revenue and survey registers that describe each piece of land: who holds it (patta, chitta or TSLR), its classification and extent (A-Register), and its boundaries (FMB and block maps). They are separate from registered deeds, which the Sub-Registrar keeps and which appear in the Encumbrance Certificate.

When you need it

Before you buy land, to match the seller's name, survey number and extent across the patta or TSLR, the A-Register, the FMB sketch and the registered deeds. After you buy, to confirm that the record has moved to your name. The portal's terms say its content should not be used as a statement of law, so treat it as one check among several.

Steps

  1. Find the survey number and subdivision, or the town survey number, ward and block, in the seller's deed.
  2. On eservices.tn.gov.in, view the Patta / Chitta (rural or natham) or the TSLR Extract (towns), and check the holder's name and extent.
  3. View the A-Register extract and the FMB sketch for the same survey number. In towns, view the TSLR Sketch.
  4. Use Verify Government / Private (Poramboke) Land to confirm the land is private.
  5. On TNREGINET, download the free EC for the survey number and compare it with the patta holder.
  6. If the survey number has changed, get the correlation statement from tnlandsurvey.tn.gov.in.
  7. After buying, follow the patta transfer under Application Status on eservices or on the Tamil Nilam Citizen Portal.

How to read it

Read the records together. The patta or TSLR names the holder, the A-Register gives the classification and extent of each survey number, the FMB or TSLR sketch shows the shape and measurements, and the EC lists the registered deeds. All four should agree on the survey number, extent and owner. For deeds registered before 12 February 2018, G.O.(Ms) No.12 of 2020 says the database may not be fully updated unless the owner applied for and got an online patta.

Red flags

  • The patta holder and the last buyer in the EC are different people
  • The extent differs between the deed, the A-Register and the FMB
  • The survey number shows as poramboke or government land
  • A deed registered before 12 February 2018 with no matching patta update
  • Old and new survey numbers that you cannot link without a correlation statement
  • Paper copies only, with no extract you can verify online or by QR code

Questions

Which portal do I use for which record?
Use eservices.tn.gov.in to view the patta, chitta, A-Register, FMB and TSLR. Use the Tamil Nilam Citizen Portal to apply for patta transfer or corrections. It is a single digital document that combines the record of rights, the Field Measurement Book sketch and the chitta, launched on 4 March 2026 according to NIC Tamil Nadu. It is on eservices.tn.gov.in under Integrated Land Record. On 22 October 2026 the English menu link did not open, but the Tamil menu link worked.
Are online land records legally valid?
G.O.(Ms) No.303 of 27 December 2016 made the digitally signed, QR-coded A-Register and Patta legally valid land records, equal to signed copies, where online patta transfer is in force. The Revenue Department's Policy Note 2024-25 says this covers every taluk except Kolli Hills and Valparai. Officials are told not to demand attestation.
Are natham land records online?
Mostly. The Policy Note 2024-25 says natham records of 211 out of 302 rural taluks with natham land went online after the Chief Minister launched the software on 4 March 2024. The eservices forms for patta, A-Register and FMB now offer a Rural or Natham option. If your natham record is missing, ask the taluk office.
What is an FMB sketch?
The Field Measurement Book is a diagram of a particular piece of land in a rural area, showing its boundaries and measurements. The Directorate of Survey and Settlement says field measurement sketches can be downloaded free of cost. It has told village officers to send citizens to eservices.tn.gov.in for a printout instead of issuing attested copies.
Who do I contact about a land record problem?
The Directorate of Survey and Settlement, Survey House, Chepauk, Chennai, lists helpline 1100 and the email dir-sur@nic.in on the eservices and Tamil Nilam portals.
