State guide
Himachal Pradesh
Shimla, HimBhoomi and the Sub-Registrar route

Overview
The Revenue Department registers documents through Sub-Registrar offices. Land records, Jamabandi and Shajra Nasb copies come from the HimBhoomi system run by the Revenue Department.
Authority: Revenue Department, Himachal Pradesh (Sub-Registrar offices)
Records: HimBhoomi (ROR distribution, Jamabandi and Shajra Nasb)
Registration process
- Open HimBhoomi and view the Jamabandi or Shajra Nasb for the village, by district, tehsil and Hadbast number.
- Check the seller's name and holding in the Jamabandi.
- Search the project on HPRERA if you buy in a registered project.
- Prepare the sale deed and pay stamp duty and registration fee as the Sub-Registrar office directs.
- Register the deed at the Sub-Registrar office.
- Apply for mutation with the tehsil so the Jamabandi shows your name.
Stamp duty and fees
Stamp duty and fees are set by the state and applied at the Sub-Registrar office; confirm the current amount there before you pay. Rules, fees and timelines change. Verify current requirements with your sub-registrar or a qualified property lawyer.
Common risks
- Check land-purchase eligibility rules with the revenue office before you buy agricultural land.
- Seller's name may not match the Jamabandi, which is rewritten about every five years.
- HimBhoomi copies online are for information only, so confirm the record at the tehsil.
- Hill plots may lack road access, approvals or clear boundaries.
