Authority: Department of Revenue, Rehabilitation and Disaster Management, Punjab (Sub-Registrar offices)
Records: Punjab Land Records (Easy Jamabandi)
Registration process
- Check the seller's title: view the Jamabandi on the Punjab Land Records portal by owner name, Khewat, Khasra or Khatouni number.
- Check the Intkal (mutation) record for the plot on the same portal.
- Confirm the Collector Rate and fee schedule on the Punjab Revenue Department website.
- Pay e-stamp and registration fee online through the links on the Punjab Revenue Department website.
- Book and attend registration at the Sub-Registrar office through the Easy Registry portal.
- After registration, apply for mutation (Intkal) so the Jamabandi shows your name.
Stamp duty and fees
Stamp duty, registration fee and Collector Rates are published on the Punjab Revenue Department website; check the current schedule before you pay. Rules, fees and timelines change. Verify current requirements with your sub-registrar or a qualified property lawyer.
Verify with sub-registrar. Using official rates as of 22 Oct 2026, a ₹50,00,000 home in Punjab (male buyer) costs about ₹4,17,500 in stamp duty and registration, or 8.35% of value. The government value can raise the base. Source: Punjab Revenue: document-wise stamp duty, fee and facilitation charges. Open calculator →
Common risks
- Seller's name may not match the Jamabandi entry, so check ownership before you pay.
- Agricultural land may need change of land use before you build or sell it as a plot.
- An old sale may sit unrecorded in the Jamabandi because mutation (Intkal) was never done.
- Plots in unapproved colonies may carry no RERA registration or layout approval.
