Overview

The Department of Stamps and Registration registers documents and publishes district circle rates. The Board of Revenue runs Bhulekh Uttarakhand, which holds record-of-rights data by khasra, khata and owner name.

Authority: Department of Stamps and Registration, Uttarakhand
Records: BhuLekh Uttarakhand (Board of Revenue); Bhunaksha Uttarakhand

Registration process

  1. Search the plot on Bhulekh by khasra or khata number and check the owner name.
  2. Check recent mutation and registry entries for that plot on Bhulekh.
  3. Look up your district's circle rate on the registration department site.
  4. Search the Online Encumbrance record on the e-registration search portal.
  5. Check the project on UKRERA if you buy from a builder.
  6. Sign the deed at the sub-registrar office and track mutation after registration.

Stamp duty and fees

District circle rates are published on the Stamps and Registration department site; check your district's document before you pay. Rules, fees and timelines change. Verify current requirements with your sub-registrar or a qualified property lawyer.

Common risks

  • Plot may sit on land that is not freehold or has transfer limits.
  • Seller's name may not match the khatauni record.
