Akarband in Karnataka

The Akarband in Karnataka is the Survey Department's settlement register for a survey number. Its 29 columns record the survey number, surnoc and hissa, the total extent, kharab land unfit for cultivation, the cultivable extent by class (dry, wet, garden and plantation) and the land-revenue assessment (akar). You can view it free on the Mojini View Akarband service (bhoomojini.karnataka.gov.in/Service39) after selecting the district, taluk, hobli, village, survey number, surnoc and hissa. The PDF is approved digitally by the Assistant Director of Land Records with a QR code, but it is watermarked view-only. A copy ordered through Mojini Survey Documents for Citizen costs Rs 15 under the SSLR price list, and a certified copy is due in 7 working days under the Sakala Act. Compare its extent with the RTC and the deed, because a difference can point to a pending sub-division or a record error.

How to read it

Start with the total extent (column 4) and compare it with the RTC and the deed. Column 5 shows kharab land that cannot be cultivated. The next columns split the cultivable extent into dry (khushki), wet (tari), garden (bagayat) and plantation land. Column 28 gives the total cultivable extent and column 29 the total assessment. Areas are in acres and guntas and in hectares and ares.

Red flags

  • The extent differs from the RTC or the deed
  • A large kharab area in column 5
  • The seller's hissa is in the RTC but not in the Akarband
  • The record is not digitised and the seller offers only a photocopy
  • The land class differs from the RTC
  • A part sale described as a full survey number to avoid an 11E sketch
