Mutation Extract in Karnataka
A mutation extract (MR) in Karnataka is a copy of an entry in the Register of Mutations, the record of a change in rights to land such as a sale, gift, partition or inheritance. Bhoomi prints it as Form 12 under Rule 46. It shows the MR number, the source document with its number and date, the survey and hissa numbers affected, who gave and who received rights, and the order date. For a registered deed, the registering authority reports the change. Others must report it within three months under section 128 of the Karnataka Land Revenue Act, 1964. Notice is posted in the village chavadi (Form 12) and served on interested people (Form 21). The notice period is 7 days for registered deeds and 15 days for unregistered ones, according to e-Chavadi. Under Sakala, the Tahsildar has 14 working days for an undisputed khata change from a registered deed, or 22 if unregistered. You can view extracts free on Bhoomi.
Definition
Mutation Extract (MR): A copy of an entry in the Register of Mutations kept under section 129 of the Karnataka Land Revenue Act, 1964. An entry goes into the RTC only after it is certified, and a certified entry is presumed true until the contrary is proved (section 133).
When you need it
Before you buy, to trace how each holder in the RTC got the land and to confirm that each change was certified after notice. After you buy, to confirm that the mutation in your favour is complete and the RTC shows your name. A certified mutation entry must also be attached to a civil suit about the land (section 132).

What you need to search
- District, taluk, hobli and village
- Survey number
- Surnoc and hissa number, for mutation status
- MR number, transaction number or application number, for an e-Chavadi search
How to read it
Check the source document number and date against the deed, then the people who gave and received rights and the extent. The extract recites that Form 12 was published, Form 21 was served, no objection or court stay was received, the government did not object, the land is not land granted to SC/ST, and no grant rule was broken. It then records that the mutation was accepted, with the officer's signature.
Red flags
- A mutation still pending, or an objection entered as a disputed case
- A court order mutation on the survey number
- Recitals missing from the extract or different from the standard list
- The mutation by which the seller acquired the land was never certified
- The people who received rights do not match column 9 of the RTC
- An inheritance mutation that leaves out some legal heirs
- A recent podi or division of the survey number
