Prohibited Property List in Telangana
The Prohibited Property list in Telangana shows the land and buildings that Sub-Registrars must refuse to register under Section 22-A of the Registration Act, 1908, as it applies in the state. It has five classes: property whose transfer a law prohibits, government property, endowment and Waqf property, land declared ceiling surplus, and property the government notifies, including property attached by courts or tax authorities. The Registration & Stamps Department publishes the lists village by village under Prohibited Property at registration.telangana.gov.in. You choose the district, mandal and village and click Fetch. No login is needed. Each category opens a list signed by the District Collector or the authority concerned. On 22 October 2026 the Waqf and Endowment buttons did not open any list. For agricultural land, Bhu Bharati keeps its own Prohibited Lands list. A listed property cannot be registered until it is removed or de-notified.
Definition
Prohibited Property list (Section 22-A): The village-wise lists of properties that District Collectors, the Commissioner of Endowments, the CEO of the Waqf Board and the government furnish under Rules 238 to 241 of the Registration Rules. Rule 242 tells the registering officer to refuse any document relating to a listed property.
When you need it
Before you pay an advance for land or a plot, to check that the survey number is not on any 22-A list for the village. The department warns that dealing in government, assigned, Waqf, endowment or scheduled-area land is prohibited and can lead to criminal proceedings. Check again just before registration, because the lists record later additions and deletions.
Steps
- Open registration.telangana.gov.in and click Prohibited Property under Online Services. The Prohibited Properties page opens without a login.
- Select the District, Mandal and Village/Town. For Hyderabad, select the Division and then the SRO office.
- Click Fetch to open the Section 22A(1) Prohibition List for that village.
- Under Agriculture or Non-Agriculture, open each button from 22 A (1) (a) to 22 A (1) (e). Each opens the signed list for that category.
- Open Court cases & Others and look for your survey number, sub-survey number and plot number in the table.
- For agricultural land, also check Prohibited Lands on bhubharati.telangana.gov.in.
- If the property is listed wrongly, apply to the authority named on the result page. Track the request under Prohibition Grievances on the home page with the request number or mobile number.
What you need to search
- District, mandal and village or town
- For Hyderabad: division and Sub-Registrar office
- Survey number and sub-division, plot number, town survey number or house number, to match against the lists
- Extent of the land, to see whether all or part of it is listed
- For a grievance: the request number or mobile number
How to read it
Each category is a prescribed form signed by the Tahsildar, the RDO, the Additional Collector and the Collector. It gives survey and sub-division numbers, plot, town survey and house numbers, the extent, and the Act under which the land is prohibited or the reason for its inclusion. NIL means no property was reported in that category for the village. The Court cases & Others table gives the reason, such as ceiling surplus land, and the order or notification number and date.
Red flags
- The survey number appears in any 22-A list for the village, even for part of the extent
- An entry under 22 A (1) (a) or (d), such as assigned land or ceiling surplus land
- The Waqf or Endowment button opens no list, so it cannot clear the land
- A Court cases & Others entry that cites a suit or an attachment order
- The seller proposes a different survey number description or a different SRO for the deed
- Farm land listed on Bhu Bharati's Prohibited Lands but not on the registration portal, or the other way round
Questions
- What are the five categories under Section 22-A?
- Section 22-A(1) bars registration of (a) property whose transfer a law prohibits, (b) government property sold by persons not empowered to do so, (c) endowment and Waqf property transferred by such persons, (d) land declared surplus under the land ceiling Acts, and (e) property the government notifies, including property attached by courts and tax authorities.
- Who prepares the lists?
- District Collectors sign the lists for categories (a), (b) and (d). The Commissioner of Endowments and the CEO of the Telangana State Waqf Board sign the lists for category (c). For category (e), the Collector sends proposals to the Revenue (Registration) Department for publication in the Gazette, under Rules 238 to 241 of the Registration Rules.
- Can the Sub-Registrar register a listed property if the seller has title deeds?
- No. Rule 242 of the Registration Rules tells the registering officer to refuse any document relating to a property on the lists. Section 22-A(3) says the same for property notified under clause (e). The entry has to be removed, or the notification withdrawn, before the property can be registered.
- How do I get a property removed from the list?
- The result page names the authority: the District Collector for categories (a), (b) and (d), the CEO of the Waqf Board or the Commissioner of Endowments for (c), and a committee in the office of the CCLA for (e). Under Section 22-A(4), the government can de-notify a property on its own, on an application, or to give effect to a final court order.
- Is the online list complete?
- Treat it as a first check. On 22 October 2026 the Waqf and Endowment buttons opened no list for the villages we checked, because they carry no village data. Missing from those two lists does not mean the land is cleared. For such land, ask the Telangana State Waqf Board or the Endowments Department in writing.
- Is there a separate list for agricultural land?
- Yes. Bhu Bharati, the Revenue Department's land records portal, has a Prohibited Lands page for agricultural land. Its FAQ says you apply under the grievance relating to the prohibited properties list to remove a survey number. Check both portals for farm land, because two departments keep them.
