Registration Process in Telangana
Registering a sale deed in Telangana starts online. For a flat, house or plot, sign up on Pre Registration (with slot booking) at registration.telangana.gov.in with the buyer's own mobile number. Enter the property, market value, seller and buyer details, pay the stamp duty, transfer duty, registration fee and user charges online, and book a slot at the Sub-Registrar office (SRO). At the slot, the SRO prepares a check slip, verifies the parties' fingerprints against Aadhaar, checks the payment, and registers the deed with two witnesses present. The Citizen's Charter allows 24 hours to return the scanned deed, which you download from the portal. Agricultural land is booked through Bhu Bharati and registered at the Tahsildar cum Joint Sub Registrar Office, which updates the pattadar passbook the same day. Present the deed within four months of signing.
Definition
Property registration: Recording a signed deed in the Sub-Registrar's books under the Registration Act, 1908. The officer checks the parties' identity, the payment of duty and fees, and their admission of signing, then assigns a document number and returns a scanned, certified copy.
When you need it
For a sale, gift, mortgage or lease of immovable property that has to be registered. Present it at the SRO with jurisdiction over the property within four months of signing. For another four months it can still be presented, but only with the District Registrar's permission and a penalty of up to ten times the registration fee.

How to read it
Read the payment screen line by line before you pay. It shows the market value and the agreed price, takes the higher as the Final Chargeable Value, and adds stamp duty, transfer duty, registration fee, mutation fees, user charges and Haritha Nidhi to a total. The slot acknowledgement shows the transaction ID, the eSTAMPS challan number, the executant and claimant names, the SRO and the property numbers. Check each one.
Red flags
- A request to pay through a link sent by SMS; the department says it sends no payment links by SMS
- The slot is booked on the seller's or an agent's mobile number instead of the buyer's
- The deed was signed more than four months ago
- The seller of agricultural land cannot produce a pattadar passbook
- The agreed price is far below the value in Market Value Search
- The survey number is on the Prohibited Property list
Questions
- Do I have to book a slot online?
- Yes. The department's procedure is to prepare the document in the Citizen Slot Booking system, upload the checklist documents, pay online and book a slot. The home page says registration payments must be made through the Pre-Registration module, while eSTAMPS is for other services. Slots are booked only on the claimant's mobile number.
- Who must come to the Sub-Registrar office?
- The sellers and buyers, who admit signing and give fingerprints, and two identifying witnesses. The department's FAQ says any person over 18 who is not a party can be a witness, and the officer may refuse registration without them. Section 32-A requires each buyer's and seller's photograph and fingerprints on a transfer deed.
- How soon do I get the registered deed?
- The Citizen's Charter gives the Sub-Registrar 24 hours to scan, certify and return a registered document. The procedure page says the scanned deed is uploaded to the portal, and you can download it once free of charge with the login details sent by SMS. A certified copy later costs Rs 500.
- How is agricultural land registered?
- Through Bhu Bharati, the Revenue Department's portal. You enter the data, pay, download the e-challan and transaction summary, and book a slot. Registration takes place at the Tahsildar cum Joint Sub Registrar Office. The Bhu Bharati FAQ says the registered deed and the updated pattadar passbook are issued the same day.
- Can I change my slot?
- Yes. The pre-registration user manual says you can use Slot Reschedule or Slot Cancel in your login, and cancelling allows a refund or a fresh entry. For agricultural land slots on Bhu Bharati, the first reschedule is free, and the second and third cost Rs 500 and Rs 1,000.
- What if the deed was signed months ago?
- The department's FAQ says a document may be presented within four months of signing. After that, it can be presented within another four months only if the District Registrar permits it, with a penalty of up to ten times the registration fee. Book the slot before the four months end.
