Village Map in Karnataka

A village map in Karnataka is the cadastral map of a revenue village. It shows the village boundary, the numbered survey-number parcels and the names of the villages next to it. The Survey Settlement and Land Records (SSLR) department publishes it free on its Revenue Maps page (landrecords.karnataka.gov.in/service3). You choose the district, taluk and hobli, or type the village name, and download the map as a PDF or as a KMZ file for Google Earth. No login is needed. The online copy is watermarked "for viewing only and not for legal purpose", and the Commissioner's disclaimer says it cannot be used to fix any boundary. For a legal purpose, ask the Survey Department for a certified copy, which is due in 7 working days under the Sakala Act. The SSLR price list for printed maps, in force since 16 January 2003, starts at Rs 30 and rises with the number of survey numbers and the map size.

Definition

Village Map: The cadastral map of a whole revenue village, kept by the Survey Settlement and Land Records department. It is published as a cadastral map and as a geo-referenced cadastral map, and it covers the whole village rather than one survey number.

When you need it

Before buying land, to find where the survey number lies in the village, which survey numbers adjoin it, and whether it is next to a lake, stream or road. It helps you plan a site visit and compare the seller's sketch. It does not fix boundaries: for that you need the survey sketch or a boundary measurement (Hadbast).

Steps

  1. Open the SSLR Revenue Maps page at landrecords.karnataka.gov.in/service3.
  2. Select the district, taluk and hobli and the map type (cadastral or geo-referenced cadastral), or search by village name.
  3. In the results list, click the PDF icon for the village, or the KMZ icon to open the map in Google Earth.
  4. In Google Earth, turn on the point, area and line layers to see the survey numbers.
  5. For a certified copy, apply to the Survey Department at the ADLR office. Sakala sets 7 working days.

How to read it

Find the survey number among the numbered parcels and note the survey numbers around it. Check the village boundary and any lake, stream or road nearby, and use the scale bar for a rough idea of size. The map shows survey numbers, not individual plots, and it is indicative only, so confirm boundaries with the survey sketch and extent with the RTC.

Red flags

  • The seller offers the online map as proof of boundaries or extent
  • The survey number cannot be found on the village map
  • The survey number borders a lake, stream or government land
  • The seller's layout plan does not match the survey numbers on the map

Questions

Where can I download a Karnataka village map?
Use the SSLR Revenue Maps page at landrecords.karnataka.gov.in/service3. Choose the district, taluk and hobli, or search by village name, then download the map as a PDF or as a KMZ file that opens in Google Earth. No login is needed.
Is the downloaded village map valid for registration or court?
No. The PDF is watermarked "This document is for viewing Only and not for legal purpose", and the Commissioner's disclaimer says the map is indicative and cannot fix any boundary. For a legal purpose, apply for a certified copy from the Survey Department.
How long does a certified village map copy take?
Under the Sakala Act, the Survey Department must issue a certified village map copy within 7 working days. The Survey Supervisor is the designated officer and the Assistant Director of Land Records is the competent officer.
How much does a printed village map cost?
The SSLR cadastral maps price list, in force since 16 January 2003, sets the price by the number of survey numbers in the village and the map size. It starts at Rs 30. The list also gives a price for each village.
Does the village map show who owns the land?
No. It shows survey-number parcels and village boundaries only. Check the holder and extent in the RTC on Bhoomi, and the surveyed extent and land class in the Akarband.
