Home Loan Legal Check in Madhya Pradesh

This guide is still being prepared and has not been reviewed. It shows only the parts we can state with confidence. Check the official portal before relying on it.

A home-loan legal check in Madhya Pradesh is the lender's review of the title chain, the khasra/B-1 or municipal record, encumbrances and approvals. Searches on SAMPADA 2.0 (registered documents), WebGIS 2.0 (mortgage and court entries on land) and RCMS (revenue cases) cover most of it.

Definition

Certified copy (SAMPADA): A copy of a registered document issued online by SAMPADA 2.0, valid for one year from generation and verifiable online.

When you need it

Before the bank sanctions or disburses a home loan, and ideally before you sign an agreement.

Steps

  1. Search the earlier registered deeds on SAMPADA 2.0 and order certified copies.
  2. Get certified khasra and B-1 from WebGIS 2.0 for land, or the property tax record for urban property.
  3. Check RCMS for pending revenue cases and WebGIS 2.0 for mortgages and civil cases on the parcel.
  4. For a new flat, check the project on MP RERA.
  5. Give these documents to the lender's advocate for the title report.

What you need to search

  • Registration numbers of earlier deeds
  • Khasra number or property tax ID
  • RERA registration number for new projects
  • Diversion order and building permission, where applicable
