SAMPADA 2.0 e-registry, Bhulekh khasra and RCMS

Madhya Pradesh registers documents electronically on SAMPADA 2.0, run by the Department of Registration and Stamps through 51 district registrar and 234 sub-registrar offices. Land records (khasra, B-1 and maps) are on MP Bhulekh WebGIS 2.0, and revenue-court cases such as mutation, partition and demarcation run on RCMS. Duty on a sale has a principal stamp duty plus local-body duty and upkar.
Authority: Department of Registration and Stamps, Commercial Tax Department, Madhya Pradesh (IGR, Bhopal)
Records: MP Bhulekh WebGIS 2.0 (khasra, B-1, naksha) and RCMS (revenue cases)
The IGR duty chart lists, for a sale, principal stamp duty of 5%, municipal duty of 3%, janpad duty of 1%, upkar at 10% of the principal duty, and a registration fee of 3%. Which local-body duty applies depends on where the property lies, so use the SAMPADA 2.0 duty calculator for the exact total. Rates change; verify with the sub-registrar or a qualified property lawyer.
