IGR Maharashtra, RERA and ready reckoner rates

Isometric illustration for maharashtra: a registration office with homes beside a sea promenade, a stone arch gateway and a Mumbai-style skyline

Overview

Maharashtra's Inspector General of Registration oversees registration, and the ready reckoner rate sets the minimum value for duty. MahaRERA regulates projects, making project registration checks a core step for buyers of under-construction homes.

Authority: Inspector General of Registration & Controller of Stamps, Maharashtra
Records: Mahabhulekh (7/12 extract and property cards)

Registration process

  1. Check the developer and project on the MahaRERA portal
  2. Review the 7/12 extract or property card and title chain
  3. Confirm society or builder no-objections where relevant
  4. Pay stamp duty and registration charges as applicable
  5. Register the agreement before the sub-registrar
  6. Update the society and municipal records

Stamp duty and fees

Duty depends on the ready reckoner rate and location. Rules, fees and timelines change. Verify current requirements with your sub-registrar or a qualified property lawyer.

Verify with sub-registrar. Using official rates as of 22 Oct 2026, a ₹50,00,000 home in Maharashtra (male buyer; Mumbai, Brihanmumbai Municipal Corporation area) costs about ₹3,30,000 in stamp duty and registration, or 6.6% of value. The government value can raise the base. Source: IGR Maharashtra: Stamp Act Schedule I, Art. 25 (to 13 Jul 2026). Open calculator →
