8A Extract in Maharashtra

An 8A extract in Maharashtra is Village Form 8A, the khata (holding) account that lists all the farm land one khatedar holds in a village, survey number by survey number. For each holding it shows the land revenue due and the cultivable and uncultivable area. A 7/12 covers one survey or gat number, while the 8A covers all the land of one account holder in that village, so it helps you confirm the total holding and find other survey numbers. The khata number on the 8A is the one printed before the occupant's name on the 7/12. You can view the 8A free on Mahabhulekh (bhulekh.mahabhumi.gov.in) by khata number or name, for information only. A digitally signed 8A costs Rs 15 on the Mahabhumi portal (digitalsatbara.mahabhumi.gov.in). The Land Records Department's FAQ says the signed copy can be used for all government and legal purposes.

Definition

8A Extract: A copy of Village Form 8A, the village register of holdings. Each account (khata) lists one farmer's land in the village by survey number, with the land revenue payable and the cultivable and uncultivable area. The farmer named in it is the khatedar.

When you need it

Before you buy farm land, to see every survey number the seller holds in the village and to match each one with its 7/12. It is also useful in inheritance and partition, because it shows the whole holding of one person in a village. The same person can have a joint (samaik) account and an individual account in one village.

Steps

  1. To view it free, open Mahabhulekh (bhulekh.mahabhumi.gov.in), choose 8A, and select the district, taluka and village.
  2. Enter the khata number, or search by the holder's name, then enter your mobile number and the captcha.
  3. For an official copy, log in to the Mahabhumi portal (digitalsatbara.mahabhumi.gov.in/dslr) with a registered account or a mobile OTP.
  4. Recharge the wallet by net banking, card or UPI if the balance is below Rs 15.
  5. Select the district, taluka and village, enter the khata number and click Download. Rs 15 is deducted from the wallet.
  6. Check the copy later by entering its verification number on the same portal.

  • Khata number (shown before the occupant's name on the 7/12)

How to read it

Note the khata number and the khatedar's name, then go through each survey or gat number held under that khata, with its area and the land revenue assessed. Open the 7/12 of each survey number and check that the same khata number appears before the seller's name. The 8A shows holdings and revenue only. Charges, tenancies and pending mutations are on the 7/12, so read both.

Red flags

  • The khata number on the 8A does not match the one on the 7/12
  • A survey number in the deed is missing from the seller's 8A
  • The land is in a joint account with other holders
  • The area on the 8A differs from the 7/12 or the deed
  • The seller shows only an 8A and no 7/12 for the land being sold

Questions

What is the difference between a 7/12 and an 8A?
A 7/12 is the record of rights and crop register for one survey or gat number, with all its occupants. An 8A is the account of one khatedar, listing every survey number that person holds in the village with the revenue due. You usually need both to confirm what a seller owns.
Is the online 8A valid for official use?
Only the digitally signed copy. The Land Records Department's FAQ says the signed 7/12, 8A and property card from the Mahabhumi portal can be used for all government and legal purposes. The 8A shown free on Mahabhulekh can only be viewed and cannot be used for government or legal work.
Where do I find the khata number?
On the digital 7/12, the khata number is printed before the occupant's name, according to the department's FAQ. Mahabhulekh and the Bhumi Abhilekh portal also let you search the 8A by the holder's first, middle or last name if you do not know the number.
How much does a digitally signed 8A cost?
Rs 15 a copy, deducted from your wallet on the Mahabhumi portal. The help guide accepts wallet payments of Rs 15 to Rs 1,000. The portal states that money paid into the wallet is not refunded, but it can be used for other land record copies later.
Can one person have two khatas in the same village?
Yes. The department's e-Hakk FAQ refers to a khatedar holding both a joint (samaik) account and an individual account in the same village, and allows an heirship mutation for both at the same time. Check every khata linked to the seller before you rely on one 8A.
