RERA Project Search in Telangana
TG RERA project search shows whether a real estate project in Telangana is registered with the Telangana Real Estate Regulatory Authority under the Real Estate (Regulation and Development) Act, 2016. Under Section 3, a promoter cannot advertise, book or sell plots or flats in a project without registration, except where the land is up to 500 sq m or the project has up to eight apartments, among other exemptions. Search on rerait.telangana.gov.in under Search Project Details by project name, promoter name or registration number, with optional district, village and survey number filters. No fee is shown for the search. The project page should show the registration and its validity, approvals, plans, litigation, mortgages and quarterly progress. A promoter cannot take more than 10% of the price before a registered agreement for sale. A complaint costs Rs 1,000. On 22 October 2026 the Authority listed 11,324 registered projects.
Definition
RERA project registration: The registration that the Telangana Real Estate Regulatory Authority grants to a project under Section 5 of the RERA Act, with a registration number and a validity period. Each phase of a project counts as a separate project and is registered on its own.
When you need it
Before you book a flat or plot in a project, pay any advance, or rely on an advertisement. TG RERA's public notice requires adverts to show the competent authority's permit number, the RERA registration number and the TG RERA website. Check again before each payment that the registration is still valid.

How to read it
The registration certificate (Form C) gives the validity period, from a start date to an end date, unless the Authority extends it. Under Rule 14, the project page must show the promoter's past projects and litigation, approvals, the sanctioned plan, units booked, quarterly construction status with photographs, title documents, encumbrances and any mortgage. Compare the survey number, the promoter and the unit details with your agreement.

- The registration validity or the proposed completion date has passed with no extension
- Quarterly progress reports are missing or out of date
- Litigation, or a mortgage on the land, is disclosed
- The builder asks for more than 10% before a registered agreement for sale
- The broker is not listed under Registered Agents
Questions
- Which projects need not register with TG RERA?
- Section 3(2) of the RERA Act exempts projects where the land is up to 500 sq m or the apartments are up to eight across all phases, projects with a completion certificate before the Act, and repair or redevelopment without new sales. TG RERA's own FAQ reads the limits more strictly, so check the search for any project you buy into.
- Are projects approved before 2017 exempt in Telangana?
- No longer. G.O.Ms.No.60 of 4 March 2025 amended the Telangana RERA Rules and removed the exclusion for projects whose building permissions were approved before 1 January 2017. An ongoing project is now one without an occupancy or completion certificate when Section 3 came into force. Some older pages on the TG RERA site still show the old exclusion.
- How much can a builder take before the agreement for sale?
- Section 13(1) says a promoter cannot take more than 10% of the cost of the flat, plot or building as an advance or application fee without first signing a written agreement for sale and registering it. Section 11(2) also requires adverts to carry the project's registration number and the Authority's website.
- What if possession of my flat is delayed?
- Under Section 18(1), you can withdraw and get your money back with interest, or stay and get interest for every month of delay until possession. Telangana Rule 15 sets the rate at SBI's highest marginal cost of lending rate plus 2%, and Rule 16 requires the refund within 90 days of it falling due.
- How do I file a RERA complaint and what does it cost?
- File online at complaints-rera.telangana.gov.in. Use Form M for a complaint to the Authority and Form N for interest and compensation before the Adjudicating Officer. Rules 34 and 35 set the fee at Rs 1,000 each, and the portal adds a convenience charge and 18% GST. Section 29(4) asks the Authority to decide within 60 days.
- How do I contact TG RERA?
- The office is in the DTCP Building, Masab Tank, Hyderabad, open Monday to Saturday from 10:30 am to 5 pm. It lists the phone numbers 040-29394973 and 040-29394974, WhatsApp 9000006301 and the email rera-maud@telangana.gov.in for questions about projects, agents and complaints.
