AP RERA Project Search in Andhra Pradesh
AP RERA Project Search in Andhra Pradesh is the public register of real estate projects and agents kept by the Andhra Pradesh Real Estate Regulatory Authority (APRERA) at rera.ap.gov.in. Under Section 3 of the Real Estate (Regulation and Development) Act, 2016, a promoter cannot advertise, book or sell plots or flats without registering the project. A project is exempt if its land is 500 square metres or less, or if it has eight apartments or fewer. To check a project, click Search RERA Projects and enter one keyword, such as the project name, registration ID, promoter name, district, mandal or village. The result shows the registration number, promoter, place and status. The full project page opens after a mobile OTP and shows the proposed completion date, plan approval, survey number and any cases. On 19 October 2026, the site showed 7,220 approved projects out of 8,268 applications.
Definition
AP RERA Project Search: A lookup of the register that APRERA keeps under the RERA Act, 2016. Section 11 requires each registered promoter to keep a web page on the Authority's website. The page must show the registration details, the apartments or plots booked, the approvals taken and pending, and the project status, updated every quarter.

How to read it
On the full project page, compare the Proposed Date of Completion with the date in your agreement. Read the Extent of development carried out till date, and check the answers to Is the project delayed and Any Civil/Criminal Cases. Match the Building Plan No and Plan Approving Authority with the permit on the AP DPMS portal. The registration is valid for the completion period the promoter declared under Section 4(2)(l)(C).
Red flags
- The project is not in the register, though it has more than 500 square metres of land and more than eight apartments
- The advertisement or brochure shows no APRERA registration number
- The proposed date of completion has passed, or the project is marked as delayed
- Litigation or civil and criminal cases are listed on the project page
- The building plan number does not match the permit on AP DPMS
- The layout appears in APRERA's published list of unregistered layouts
- The agent is not registered, or the registration is past its Valid Till date
Questions
- Which projects must be registered with APRERA?
- Section 3(2)(a) of the RERA Act exempts a project whose land does not exceed 500 square metres, or whose apartments do not exceed eight, including all phases. So a project needs registration only if it has more than 500 square metres and more than eight apartments. Some APRERA web pages word this test differently. We follow the Act text.
- How long is a project registration valid?
- The APRERA FAQ says the registration is valid for the completion period the promoter declared under Section 4(2)(l)(C) of the Act. Under Section 6, the Authority may extend it on an application by the promoter. G.O.Rt.No.648 of 14 September 2017 sets the fee for a time extension at twice the registration fee.
- How do I file a complaint against a promoter?
- Section 31 of the Act lets any aggrieved person complain to the Authority or the adjudicating officer. On rera.ap.gov.in, open Registration, then Complaint Registration, and click Proceed. Use Form M for the Authority or Form N for compensation. The fee is Rs 1,000. You then submit four sets of hard copies with the application number.
- What must a promoter update every quarter?
- Rule 15 of the AP RERA Rules, 2017 requires the promoter to upload, within seven days of the end of each quarter, the number and types of apartments or plots booked, the project status and the status of approvals. On 22 October 2026, the APRERA home page said the deadline for the July to September 2026 update had been extended to 15 November 2026.
- Does RERA registration mean the title is clear?
- No. Section 4(2)(l) requires the promoter to declare that he has legal title to the land and that it is free from encumbrances, or to give details of them. This is the promoter's own declaration. The project page lists the title deed and encumbrance certificate among its uploaded documents, so read them yourself.
- Whom do I contact at APRERA?
- The APRERA home page lists the help desk at 6304906011 and helpdesk-rera@ap.gov.in, and a legal complaints line at 6304906016, on working days. The office is on the 6th and 7th floors of the APCRDA Project Office at Rayapudi, Amaravati. The home page gives hours of 10 am to 6 pm, and the contact page gives 10 am to 5.30 pm.
