Goa RERA (rera.goa.gov.in) is the state register of real estate projects and agents under the Real Estate (Regulation and Development) Act, 2016. It also lists defaulter projects and agents, cancelled, withdrawn and rejected projects, and complaint orders.

When you need it

Before booking a flat or plot in a project, to check that it is registered and what completion date was declared.

Steps

Open rera.goa.gov.in.
Go to View Registration, choose the Project Registration tab, and verify your email ID with the OTP.
Check the Defaulters menu (List of Projects, List of Complaints) and the Projects Cancelled, Withdrawn and Rejected lists.
Match the registration number, promoter name and declared completion date with your agreement for sale.
Use Track File Status or the Orders section for complaints already filed.

How to read it

Confirm that the registration is current, that the promoter is the party selling to you, and that the project is not in the defaulter, cancelled or rejected lists.

Red flags

The project is not found in Goa RERA records
The project appears under Defaulters, Cancelled or Rejected
The promoter name differs from the party signing your agreement
The declared completion date has passed with no extension
Complaint orders are pending against the promoter
