Overview

Andhra Pradesh registers documents through its Registration and Stamps Department. Revenue land records, including adangal and 1-B extracts, are accessed through the state's land records portal and village revenue offices.

Authority: Registration & Stamps Department, Andhra Pradesh
Records: Meebhoomi (revenue land records)

Registration process

  1. Verify ownership against revenue records and the sale deed chain
  2. Obtain an encumbrance certificate
  3. Check land use, approvals and any layout permissions
  4. Prepare the deed and pay duty on the applicable value
  5. Register before the sub-registrar with identity proof and witnesses
  6. Apply for mutation in revenue and municipal records

Stamp duty and fees

Government land values are revised periodically and drive the duty payable. Rules, fees and timelines change. Verify current requirements with your sub-registrar or a qualified property lawyer.

Verify with sub-registrar. Using official rates as of 22 Oct 2026, a ₹50,00,000 home in Andhra Pradesh costs about ₹3,75,000 in stamp duty and registration, or 7.5% of value. The government value can raise the base. Source: AP IGRS fee calculator (stamp duty 5%, registration fee 1%). Open calculator →
